Beautiful ‘Balangara’ For Sale

An opportunity has presented itself to us and we feel that it is in the Centres best interests to pursue it. This move to a new location close by means we will be able to help more people as we will have more accommodation and facilities. To achieve this we need to find a new owner for this beautiful property. Please can you help us by letting anyone you feel may be interested know. Thank you for your continued support and help. Cradled between the World Heritage Listed Blue Mountains National Park and the Wollemi National Park, Mount Wilson is a unique garden village that has much to offer. Situated on one of three basalt caps including Mount Tomah and Mount Irvine, it boasts many well-known cool climate gardens and is famous for its Spring and Autumn colours. Exploring the Wollangambe canyon and beautiful bushwalks are some of the outdoor activities that attract visitors to this magical environment.
Located 35 mins from Lithgow and Blackheath, 45 mins from Katoomba and 2 hours from Sydney it could be a permanent or weekend residence with the opportunity to continue operating as an income producing asset.
Buildings/Facilities
There are 3 main structures/dwellings. The main house has 3 bedrooms, bathroom, lounge, dining area, kitchen and laundry. It is north facing so captures the winter sun and in summer is shaded by lovely deciduous trees.
The cabin is a separate dwelling a short distance from the main house and has one large ‘queen’ bedroom, one single bedroom, kitchenette, lounge and bathroom.
The meditation/teaching room is a converted double garage. It is carpeted and has heating, lighting and power. It is close to the main house and has the capacity for plumbing.
Other structures include a partially completed studio/workshop which has power, water, concrete floor, frame, roof and guttering but requires internal and external cladding.
There is also a wood shed, large tool shed, under house storage and a lined storage building.
Water/Heating/Power/Internet
There are 2 main water tanks of 45,000 and 22500 litre capacity, which can be topped up by a permanent and potable water bore with electric pump. There is an additional 5000 litre garden and fire/emergency tank.
Heating includes a slow combustion ‘Jotul’ fire which can be used for cooking as well as heating. There is a plentiful supply of wood on the property. There is also bottled LPGas to the main house. Hot water includes a 400 litre Solar heated tank (installed 2010) in the main house, 315litre electric hot water tank in the cabin. The main house has Broadband Satellite internet access as well as normal telephone line. The cabin and meditation/teaching room have telephone capabilities.
Grounds, Gardens and Rainforest
Featured in ‘A Passion for Place ~ Gardens of the Blue Mountains’ (Bloomings Books 2010). The property includes and is surrounded by pristine native rainforest. It is a stunning example of natural environment and literally takes the breath away of those who experience it. Set on 26 acres in total with approximately 8 acres of gardens and lawns surrounding the dwellings and 18 acres of untouched rainforest hugging the property. These gardens contain a large collection of both exotic and native plants including a maple grove, alpine and herb garden with numerous deciduous and evergreen flowering plants and trees. There are also over 40 fruiting Walnut and Chestnut trees with various other fruit trees throughout the property. In the ‘working’ veggie garden there are also 3 large Compost Bins in place, irrigation to the veggie garden, nursery and most parts of the cleared property with a plentiful water supply as listed. The framework and irrigation for a nursery are still intact but not utilised at present. A number of animal enclosures for pets, chickens, ducks etc. are also in place.
Wildlife and Birdlife
Because of the lush gardens, rainforest and surrounding National Parks, there is a wonderful variety of wildlife including wombats, wallabies, possums, quolls, and native marsupials. Business Opportunities
The property has successfully operated as a Guest House/Bed and Breakfast and Educational Establishment since 2000. It is well known as a Meditation/Yoga retreat centre and although not being sold as a “going concern” it has everything in place to operate a similar business. There is a ready market in Mount Wilson for Bed and Breakfast or Guesthouse accommodation.
A number of nut farms operate in Mt.Wilson/ Mt. Irvine and the potential is here to expand the nut orchard.
The opportunity to operate a nursery is viable with irrigation already existing as well as the framework for a hothouse and shadehouse. An endless supply of stock plants are available for propagation..
There are large, cleared fertile areas where organic gardens could be established as no chemicals have been used since 2000.
Mount Wilson Village and Community
The community of Mt Wilson is a close knit, supportive community. Because of the rural location, everyone supports each other and the joins in to help when needed. There is a Progress Association, Historical Society, Rural Fire Service (RFS), a community based Volunteer Ambulance Service (Community First Responders), Monthly Ladies Friendship group, weekly Art Classes run by renowned artist Ray Harrington, Bushcare group, monthly Bushwalkers group and regular functions like the Christmas Party and Yulefest.

"Balangara" has been listed with Bennett Property Windsor for offers in excess of $900,000. To encourage a quick sale we have reduced the asking price to $795,000.

The Self Realization Meditation Healing Centre operates as a not for profit organization in Mount Wilson in the Blue Mountains, Australia. Aiming to be of Unconditional Love for all of Life, the Centre offers retreats as well as courses in Pure Meditation, Natural Spiritual Healing, Transformation Hatha Yoga, Progressive Counselling and much more. It is a place of Peace, open for all to imbibe. The Centre is growing and there is much work to be done. Would you like to help? Items Needed
As a ‘Not For Profit’ centre, we are always so grateful for donations of items given to us. It really does amaze us how the ‘Infinite’ provides just what we need. At the moment we are needing a new/near new Queen size mattress and a single mattress/bed. Also some new/near rugs for the floor. If you can help in this way it really does help us to help others.

Would you like to be part of a diverse network of people helping others?
Being a non-profit Centre, we rely on help from others. Whether it is helping for a few hours in the gardens or joining in with the maintanence and running of the Centre, all help is greatly appreciated. Longer stays can also be arranged to gain a deeper experience of living and working as a spiritual family. Everyone is welcome, bring along family and friends.
